Wooded acreage and long drives

Most of Pound Ridge was zoned into large wooded pieces decades ago, and the properties run to a pattern: house in a clearing, woods pressing in, rock showing through the thin soil, and a long drive connecting it all to the road.

The grounds work follows that pattern. Lawn and beds where light allows, the wooded edge held where you want it, screening where the road got too close, and the drive graded so it survives the spring.

Old stone walls, kept old

The stone walls threading through Pound Ridge, some of them centuries old around the historic hamlet and the Halle-era houses, are the town's signature. When a section moves, the right repair is a dry reset with the stone already on site, not a tear-out and not bright new material.

We clear the run, rebuild the base for frost, and set the stone so the repaired section disappears back into the wall.

Thin soil and exposed ledge

Rock decides a lot in Pound Ridge. Ledge near the surface changes how a patio is cut, where a wall footing lands, why one stretch of lawn burns out every August, and which trees have anchored well.

We probe before we price. Working with the rock, terracing off it, planting around it, usually beats fighting it, and it is cheaper.

Water rules and the 150-foot setback

Pound Ridge takes its wetlands seriously. The town's Water Control Commission regulates activity within a wide setback of controlled waters, wider than most owners guess, and tree removal is regulated on slopes, near lot lines and in those setbacks. Routine landscaping without regrading is generally exempt, which is a nuance worth knowing before a project is scoped.
